Most homes don't need a renovation to sell well — they need the right two thousand dollars spent in the right places. We coordinate the vendors, sequence the work, and handle the details while you keep living your life.

Launch

Photography to live in ~1 week

Professional photography, property film, accurate listing details, and a description that explains the home and its setting are prepared as one coordinated launch.

How do you estimate what my home may sell for?

We review recent comparable sales, location, property type, condition, lot, improvements, current competition, and the terms attached to prior sales. The result is a supported range and pricing discussion, not an automated estimate or a guaranteed outcome.

What should I fix before listing — and what should I skip?

Fix what a buyer's inspector will flag and what photographs badly: safety items, obvious deferred maintenance, paint, light, and landscaping. Skip the big remodels — you rarely get the money back on a rushed kitchen. Our prep plan separates the two for your specific house.

What does selling cost me?

Commissions (now fully negotiable and spelled out in your listing agreement), escrow and title fees, county transfer tax, any agreed repairs or credits, and your loan payoff. We build you a net sheet up front so the number at closing is never a surprise.

What happens after the buyer's inspection?

The buyer can ask for repairs, credits, or a price adjustment — or accept the house as-is. This is the second negotiation, and it's where preparation pays: the pre-inspection walkthrough in our playbook below exists so nothing in that report ambushes you.

I want to buy my next home but I have to sell this one first.

The order depends on equity, financing, risk tolerance, available inventory, and the timing of both transactions. Possible structures may include a contingent offer, bridge financing, or a post-closing occupancy agreement. We map the real-estate sequence and coordinate with your licensed lender and advisers.

When is the right time to list in the North Bay?

Buyer activity, competing inventory, property type, preparation, and your own timeline all matter. We compare current local supply and recent sales with the costs and risks of waiting, then explain the evidence behind the recommendation.

Do I have to do showings and open houses?
