Pre-approval & the custom search

Week 1

A lender can explain your current loan options and issue the documentation a seller may expect. While that is moving, we configure your MLS search around the criteria that matter to you and send new matches directly.

Touring & vetting

As long as you need

We tour with you and look beyond the staging: condition, setting, road noise, resale considerations, and the reasons a home may be priced differently from nearby properties. Walking away remains a valid decision.

The offer

Closing day and after

Straight Answers

Questions buyers ask before deciding

Clear starting points, with the details adjusted to your property, financing, timing, and risk tolerance.

How much might I need for a down payment?

Twenty percent is not always required. The right amount depends on eligibility, loan terms, mortgage insurance, monthly cost, cash reserves, closing costs, and your broader financial plan. A licensed lender can provide written options; we can explain how those options interact with the local search and offer strategy.

Pre-qualified vs. pre-approved — does it matter?

They can represent different levels of lender review, and terminology varies by lender. Before making an offer, ask the lender what information was reviewed, what conditions remain, and how long the documentation is valid. We can explain what the listing side is requesting for a particular property.

Who pays my agent?

Buyer representation and compensation are addressed in a written agreement, and the terms are negotiable. Payment can be structured in different ways depending on the property and offer. We review the agreement with you before services begin and recommend asking legal or financial professionals about questions outside our license.

How long does buying take?

The search takes as long as it takes — weeks for some buyers, seasons for others. Once your offer is accepted, plan on roughly three to four weeks of escrow for a financed purchase. Being pre-approved and decisive is what compresses the timeline.

What are contingencies and should I waive them?

Contingencies are your exit doors — inspection, appraisal, and loan being the big three. Waiving them can strengthen an offer and can also be how buyers get hurt. The honest answer is situational: it depends on the house, the competition, and your risk tolerance. We'll never push you past yours.

How do I decide whether to buy now or wait?

Compare the full monthly cost, cash needed at closing, reserves, likely ownership horizon, available homes, and the flexibility you would keep by waiting. Rates, prices, and inventory can move independently. We provide the current market evidence; a licensed lender and your financial adviser can help evaluate the financing and personal trade-offs.

What does the inspection really tell me?

An inspection documents visible conditions and helps identify questions for specialized professionals; it is not a guarantee that every issue will be found. We help you distinguish routine maintenance from material concerns and evaluate the contract options available after the report.
